Non è come nelle foto! Una cosa indecente. Ti danno l’indirizzo come su Booking o altri portali di un posto dove però li sogni di starci. Ti danno le chiavi di in altra struttura dove allogerai, camere non come da prenotazione e con odori sgradevoli.
Una vergogna.

We stay here for three night, The zone was great but The room and service was terribile.
Like the worse hostel : room noise, bad view, poor breakfast.
Absolutely unrecommended end very expansive in rapport to quality.

Rooms niceish but only 1 bathroom for whole floor! Very noisy building meaning you get woken by other guests at 4/5 am then cant even get in the bathroom for ages to use the toilet. Reception girl was lovely.

Cute little hostel-like bed and breakfast. Every staff member was friendly and attentive. Amazing central location. Breakfast was continental but had a very good spread. Overall, great price for what you get! We will definitely stay again next time we visit.

Location is great, not very hard to find parking. Breakfast in the morning (strong coffee). Priced appropriately. Bathrooms and shower are shared, but they were clean and there wasn't a wait to use them but only once for about five minutes for the shower. Bed wasn't amazing but not uncomfortable either. I don't have anything truly negative to say about this place. Most people probably don't.

My stay was pleasant. Bathrooms and showers are shared with other guests but not so bad. It's a good stay for small events like a concert or something social when visiting San Francisco.

At the time of check in there was no one, I was waiting 20 min for it to arrive. Literal. We were accommodated around the main building, which was not good as we had not clarified it before. The two stars are by the room, very nice and clean. The bed was very comfortable.

If you like dust and the hot weather is the place for you: there is carpeting and lanugginosa upholstery everywhere, no air conditioning. If you go to breakfast after 8am you won't find anything anymore (it's at exhaustion) and the receptionist is very rude.

Super clean rooms. The shared bathrooms are spotless, and super private. Friendly staff. Cute rooms. Pet friendly. Excellent location.

One in the hotel/B&B. The view from the window of the exhibit room was lousy, but I think it's the cheapest one so it's okay even so.

Pros : small, cosy, cute shared kitchen, good reception staff, Wi-Fi Cons: location — Although it provides easy access to Hayes st shops and cafes and the rest of the town, as a solo traveller I didn't feel comfortable walking around, at all. It doesn't seem to be a safe part of the town and if you like to explore the city on foot, one wrong turn in the area and you'll find yourself in a bad area like Ellis st. Rooms, facilities, value for money — I didn't expect 4-5 star quality of this place, but the double room I had was so tiny that I couldn't even open my small suitcase fully on the floor. Plus, the rooms don't even have decent heating / cooling facilities. I have trouble sleeping at night because it was freezing (no extra blanket either). To add to the joy in the middle of the night I had to walk down the icy floor for the shared bathroom. Unfortunately this was a very uncomfortable holiday stay. The quality of this place was just below acceptable.

Is located in a nice and calm area in the city, Hayes Valley, free Wi-Fi, breakfast included, easily to walk around the city, nice stores and restaurants!

Simple hotel with great location. The room was very clean, and new, and the shared bathroom was as clean as it can be (usually depends more on the guests who are sharing it, and we unfortunately had a pair of young women who didn't really care about leaving their hairs all over everything). The bed was squeaky but otherwise comfortable for the price range. The breakfast was great, the kitchen area was newly renovated as well. Downside was, they said that the front desk was open 24 hours and this was not the case. We had some things on the refrigerator that we weren't able to retrieve because there was nobody available at the front desk when we checked out early in the morning — even though we called the afternoon before and they said that there would be. Otherwise, good value for your money.

Put mom up there and it was awsome.

Great location, but not great rooms.

The price is too high for a hotel with shared toilets and showers. The size of the beds is also much smaller than what is found in the rest of the USA.
The two stars go to the nice staff, the cleanliness of the hotel and the breakfast in the morning where you need it.

If you have a large luggage and is looking for a convenient, warm and hassle free place to stay, I DONT RECOMMEND YOU TO STAY IN THIS INN. There is no elevator so you have to drag or carry your luggage upstairs to reach the information desk. Some of their rooms are located outside the building so you have to go downstairs and walk outside the street to find your room. You will be given 3 keys for room access. Some rooms have no Mirror just like the room we stayed in. There is no complimentary bath soap except shampoo and conditioner, no slippers, toothpaste and the heater is not functioning well. If u are in a hurry to use the restroom, you have to wait for the first user to Finnish because it is a SHARED BATHROOM. The kitchen windows where u eat your breakfast has no blinds or curtain to cover the heat of the sun. My partner and I were really disappointed. However, the location is close to SF downtown, simple breakfast is serve and u can use their computer, internet and copier for free.

My sister and I stayed at the inn for 4 days and we absolutely loved it! Amazing location, breakfast was really good, facilities were super clean and cute, and staff was very friendly!

Nice Hotel, definitely should ammordenato keeping the typical of the place. Sin is completely lacking the climate and the Bqgni although clean are conuni. The staff There is no parking but around it is located. Beware of the days of cleaning the road that take you away the car.

At first we were a bit hesitant when we arrived and had to wait to check in (a bit after 3), and then were given directions to the annex. However, the room is very clean and quiet, there is a nice continental breakfast and afternoon tea, and the cost is relatively good! The public transportation is right outside the door and easy to use. We have had a great stay!

Unique and antique decor. Lovely staff and a quaint place to stay. The only downside is the heat in the rooms due to there being no air conditioning. Lovely breakfast and a great kitchen / dining area.

Such a wonderful place, and it does more than just a good job. I love the European style interior! I've stayed once a year for the last 4 years. Highly recommend staying here.

Lovely location, reasonable pricing, well cared for facilities. It's a charming hotel, would certainly stay again. The neighborhood is pretty, surrounded by restaurants and about a mile from the Fillmore, which was the reason I stayed. Rooms are rather small, restrooms are shared, but that's no issue at all. Definitely will recommend to friends in the future.

The bed was very comfortable. The bathroom and washroom were very clean. Receptionists are very nice. The hotel is located in a prime location (good food, active nightlife)

Great reception, and good value for money. The decor is a bit dated but it has its charm, it is very cosy. The bathroom/toilets are shared by the floor but they are always clean, and the buffet for breakfast and taste it in the very pretty dining room at the bow windows is very popular. The low price (for SF) and these little details make forgetting the bedding a little creaky and dated;)

Hayes Valley Inn was such a nice surprise. I had read about how small the rooms were and shared bathrooms. I was worried, but just one night I could handle it. Surprise was that it was great. It was like staying at someone's house, wonderful little bedroom with everything you want. Bathroom was close, and very private. Loved it! Cute little kitchen with a yummy healthy breakfast.

For the cost per night, and for the neighborhood you get to stay in, the value is wonderful. Rooms are a little small, but cozy, you can easily hear noises outside in the hall (a little concerning, you'll feel bad for your neighbors if you're a night owl). Friendly staff, cozy establishment overall. Haven't tried the food but I hear it's nice. Should mention, there are cookies too!

Everything is very clean. Maybe a little cramped for a couple rooms but what can you expect for such a great location and price? You do have to go out to the hall for the restroom and showers with sinks in the rooms.

I had a delightful stay! The rooms are big with a lovely interior. Very clean rooms and bathroom. Very accessible location, surrounded by great bars and restaurants. They serve delicious and healthy breakfast and the cookies that go with the afternoon tea were yummy! The staff were very helpful and friendly from booking to check-out.

Very charming place at a reasonable price! Dennis at the front desk (who introduced himself as "Dennis the Menace") was funny and helpful. Our room was small but cozy and breakfast was lovely. Because I am a light sleeper, I was a bit concerned about the street noise at night. I was pleasantly surprised to find that the noise didn't bother me at all from our third floor room. Sharing bathrooms and showers with the other guests was no problem at all. Nice central location with many great restaurants and things to do nearby.

It's just ok. A little bit pricey than it should be but it's still worth it.

Friendly, nice, good place for little money.

Great dog friendly location. I stay here with and without my dogs when I am in the city. Love seeing the progress of the redecorating. The new kitchen is absolutely beautiful.

Very friendly staff, clean and beautiful kitchen (as well as bathrooms and other common areas), plenty of breakfast and snacks and great location. The only reason I don't give it 5 stars is due to the small rooms.

Brilliant b&b the staff were very friendly & helpful & the continental breakfast was great. Its located in a lovely part of town.

The desk clerk was very rude. As a local San Franciscan, it pisses me off to know that visitors experience rude and crass behavior from desk clerks who are not from here, yet represent our city.

A cheap bed and breakfast (flop-house) in a cute neighborhood, with an excellent breakfast. Only consider if budget conscious.

Very good quality/price ratio. Friendly staff, clean, nice breakfast and bold decoration, very lively area, a lot of good restaurants nearby. Negative: a bit too close to Tenderloin and the ghetto street Market atmosphere. Room very noisy Street.

Clean place well located and agreeable price.

We were lucky enough to bid on a three night stay at this wonderful place in an auction about ten years ago and fell in love with it. Since then we have stayed there many times and have never had anything but a terrific experience. The hotel changed ownership several years ago and only became a better and more attractive location. Whenever we arrive, we feel like we are coming home. Stephanie, the over all over-seer is delightful, quirky and definitely sets the welcoming atmosphere. We also love Dawn and Dennis, but everyone is helpful and informative about the area. The dog policy is amazing and definitely adds to the ambiance. Hayes Valley is a very friendly and eclectic neighborhood and the inn's location makes the entire city accessible. Muni # 21 goes right by the door, and it's a nice walk to Vaness and Market to catch other buses or street cars. The price is affordable in a very expensive city which is certainly an advantage and the "ladies" who do all the domestic work are very friendly and efficient. Alright, I think I am gushing now! However, just writing this has me wishing I was putting my suitcase down in room 201 for a two week stay. Yep, I give this cozy spot my highest rating.

We stayed a week and the Hayes Valley Inn met our needs perfectly! Very clean. Good breakfast with fresh fruit and nice afternoon/evening tea and cookies. Staff very kind and helpful! We were able to utilize nearby bus routes and trams for easy transportation to other parts of the city.

For the location and price, this hotel was excellent value for money. Fantastic central location AND it comes with breakfast included! The hotel is a 6-8 minute walk to Van Ness MUNI station. We were a group of 4 adults staying in the "quad room" for a 4-day long weekend. The room was a bit cramped, but that was an acceptable trade-off for us. The staff were really friendly and helpful. We arrived early in the morning and they let us stop by and lock up our bags until check in time. They also gave us some great recommendations for things to see and places to eat. We would definitely stay here again.

Although it's situated in the heart of one of San Francisco's trendiest neighborhoods, The Hayes Valley Inn has the feel of an Old World rural bed and breakfast. A Cocker Spaniel greets you at the door, and the decor is like something out of a Norman Rockwell painting. The friendly staff always has inventive suggestions on what to do and where to go.

Great room of host, rooms but very clean! Decent size room, breakfast included and good. Close to bus line linking the town centre of San Francisco and close to a Big Bus Tour stop.

Had such a great experience! Went for a last minute work trip and all the decent priced hotels were booked. Came across this gem and was so glad we went with it. Very hospitable, clean rooms, great breakfast and their staff helped us navigate the city so that we could get where we needed to and see some "must-see" sights. It was interesting having to share bathrooms, but gad a room with a sink so I could get ready in the morning. Plus if someone was in the the restrooms on your floor, I just went to a different floor and there was one open. Would for sure stay there again and suggest it to all my friends and family.

Nice place, not very expensive, nice breakfast included and the best. White chocolate cookies ;).
