Great location if you want something close to Union Square which is the busiest center of SF. But parking can be tough just fyi. Service is friendly and accommodating. Rooms are clean and spacious. Updated decor. Love it.

Budget hotel, well located but rooms are not sound proof. Had inconsiderate neighbors and a hard time to sleep. Staff did their best at silencing them but once woken up at 3am, it's hard to get back to sleep.

Well placed in the heart of china town.
The piers are not too far on foot (about 50 minutes, it allows you to walk around town).
No fridge in the room, and an American soundproofing (not top), but hey we're in town!
Ice maker and coffee down close to the reception.

I should have listened to the reviews. I give this place the benefit of the doubt I thought maybe people were just really ripping into it. Well they had every reason to. If you're looking for a place to sleep, this is not it as you will be kept up all night with inconsiderate neighbors. It does not matter if it's during the week or on the weekend as we were there for a full week, people are always partying and the walls are incredibly thin. I'm not kidding when I tell you it sounds like these people are actually in your room with you. I know that the hotel itself cannot control each person and their inconsideration however, this hotel definitely attracts a certain crowd.

The managers were very accommodating and nice. The rooms are spacious. The noise from the street bleeds over to the room though and there is no A/C. I understand it's sfo weather but some circulation would be nice without the added noise from having a window open. Sound from above also bleeds down.

We had a great stay. Yes, the rooms are small but they are immaculate. The staff is friendly and helpful. We would definitely stay again.

Extremely basic room. Furniture reminded me of my student days! Floorboards overhead very noisy. No window apart from into a blocked off fire escape. Staff were friendly and helpful enough. Not cheap either. If you HAVE to be in downtown and have no other choice it’ll pass… just… otherwise stay further out in somewhere nice!

⚠️The beds ⚠️are ROCK HARD-this is not a joke, I love a hard/firm mattresses but these are beyond hard. You have been warned. ⚠️⚠️⚠️⚠️ ⚠️The hotel walls⚠️ are thin like paper, you can hear everything, you will hear everything. YOU HAVE BEEN WARNED⚠️⚠️ ⚠️ROOM TEMPERATURE CONTROL⚠️… you can't change the temperature of the room because there is a locked box covering each room temperature control pad, the management has done this to save money. The only thing you can do is ask the front desk to close off the room vent. It was unbelievably hot in our room with no way of turning it off. ⚠️⚠️⚠️you have been warned. ⭐️The location of the hotel is good and you don't encounter many homeless people within the area⭐️

One of the few things I give positive is the location, the entrance hall and the bathroom!
I did not find the relationship of price and quality adequate!
No Breakfast (only coffee), they charge you up to the water, the small pieces with dirty smell like the bedspreads and the rugs!
You could say that the bathroom was in condition, clean and modern recycled!

I'm not normally someone who submits reviews, but my stay at the Grant Plaza was almost comically bad. Although I read through the reviews before my stay, I was in no way prepared for what would happen when I arrived. When I first arrived I was pleasantly surprised at how nice the lobby was. It had clearly been recently updated, and care was taken to make sure that it was warm and comforting. Unfortunately, this is the only place in the entire hotel where that care was taken. The first big surprise was the elevator. It is INCREDIBLY small, and feels crowded with more than two people in it. As if that wasn't enough, you get a Tower of Terror style drop every time you reach your floor. After a few rides in it, I opted to use the stairs for the rest of my stay. Next, I arrived in my room, which was smaller than a very small college dorm. When I walked in, I was shocked to see that my windows were all wide open, in the middle of February. It was about 55 degrees outside and in, which prompted me to try to turn on the heat. And here arrived the next problem. The rooms are heated by old fashioned radiators, for which the controls are located in the basement of the hotel. That's right, you can't control the heat in your own room. I went down to the front desk to ask them to turn up the heat since my room was so cold, to which I was told that "the heaters come on at night". So I waited, watched 7 pm, 8 pm, and 9 pm slowly tick by, without any heat.

My wife and I stayed here a week ago for the weekend… Clean, quiet, friendly and great location near everything, for a reasonable price in SF… Couldn't ask for anything more… When we come back to the Bay Area, this will again be our hotel… Thank you for a great stay!

Hotel clean and not too expensive. I recommend it!

The room is really very small.
But the worst are the noises! You hear how the neighbor snores or how the people (one floor higher) entertain themselves and no air conditional! It was very hot and very noisy!
My conclusion: Finger away, the area is bad (you are afraid to get bottle of water in the evening) and you won't get any sleep!

The only pros here is the location, very close to union square, accessible to cable cars and drivable to golden gate bridge etc, but that's all that is good, the cons are rooms are small, no aircon, heater is not working making loud sound, the concierge is at least tries to fix it but it needs really fixing, I told him if the heater is broken they shouldn't let the room to be rented, it's a rip off, not recommending this place, the online site has good advertisement but it's the opposite. There is a lot of other places, don't choose this one.

Five stars as a budget hotel, location is the most important point. 10 minutes walk to union square, Chinatown. 45 minutes walk to fisherman wharf. You may find a best deal if off season. Reserved from their own website, $89 + $20 discount upon check in. Never find a budget hotel under $100 in downtown San Francisco.

Such a great place to call home during our trip. The location was fantastic-we felt so safe in 'China Town' vs. Other areas we were walking around at night. The hotel was exactly what we needed, and the staff was great.

Small room. Great for the minimalist. You can barely turn around. But it is clean, courteous staff and its location puts you in walking distance of a lot of shops of Chinatown. WI-fi is better then the cable TV choices.

The location is central and easy walking distance to the trams.
If you prefer Chinese food plenty of options but otherwise your choices are limited.
Our room was very small for the price we paid.
No screen on the window which let mossies in.
Bed was ok and bathroom acceptable.
Counter staff are lacking in skills.
They wanted a security deposit which I offered in cash but rejected.
So I provided firstly my credit card with the understanding that the details were not to be processed.
Next morning I note they had processed my card for 20 dollars.
I spoke to the senior guy who rambled on but he was reluctant to tell the younger guy his error.
I then find out the same guy had let others leave 20 dollars cash for security?
On checking out this morning the night staff guy who had a pleasant personality had no freaking idea what he was doing.
He didn't know what key to use to unlock the Safety box compartment until trying most of the keys.
Then he was so flabbergasted confusing the Security deposit weigh the 25 dollar refund for use of the Safety deposit box.
I wouldn't stay there again but I didn't depart angrily.

Good location, the rooms are basic but enough for short stays (5 days). One point to improve is the shower, the pipe of our room had a problem, but the employees helped us very quickly.

I was in this hotel and it was the worst experience of my life. I do not recommend to anyone the room super small and ugly the only thing worth it was the location but not hiria.

1st room was disgusting. Staying 3 nights so they switched us and this room is much better. Everyone is super nice. 3/5 — hastle of changing rooms, ice machine is broken and the hallways are dirty.

Location is central to most of SF and at the South end of Chinatown. Easy check in and helpful staff. Parking is 3 blocks away and costs $28 a day. The room was clean and the bathroom large. Only reason I give it 4 stars is that the mattresses were hard as a rock. Great deal though for $139 a night.

Stayed here for 5 nights for a conference in SF. Conveniently located near Union Square. The staff is very friendly and accommodating. They make fresh cookies and popcorn for you in the morning. The hotel rooms are kept clean. The price is actually good for SF, specially since it's located in a nice part of town.

Service was friendly and the hotel was clean. Bathrooms seemed to be recently remodeled and were pretty nice. It's clear the building is a bit older as the floors are creaky and the walls are thin. Rooms are pretty small too. But if you're looking for something basic and get a good price it'll work. Location is pretty central too.

Me & my friend stayed here for two days and one night for my birthday. Great location and the staff is very nice. Our stay was very good. The only complaint I have is that there's no AC.

My fiancé had to drive around while I checked in because all street parking is pretty much taken. It looks like a dark chinese restaurant when you walk in. The lady saw me standing there waiting for her to finish talking story with her co-worker. She told me hold on a minute and I literally waited for about 5 minutes for her to finish chatting. She was friendly though so it was okay. A parking pass was $28.00 and the parking garage was the next block up. It was kinda hard to find because theres another parking structure with the same name. They held our luggages in a closet until check-in time. She didn't put our names on them she just left you go get your bags from the closet yourself, so anyone could've stole your bag. We got to our room and it wasn't even cleaned. The blankets and pillows were on the floor. There was a big stain on the pillows, the bathroom towels were all wet on the floor. I told the lady downstairs and she said "Sorry, we are so busy today. It will be cleaned when you come back. " So I assumed she wanted us to go walk around until they cleaned it. We came back to the hotel a few hours later and the power was out for the whole hotel. So we took the stairs to our floor and when we got back to the room it was cleaned, but the stained pillows that were on the floor were the pillows they put back on the bed. I knew they didn't changed the sheets and I was totally over this hotel for the price everything was going wrong. There was no AC.

I am typing this as I sit in my room. Seriously? This place is a dump. If it weren't for the location I would've turned around as fast as I walked in. This room is SO SMALL that it literally just fits the bed. The walls are SO thin I can hear EVERYTHING people are saying in the next room it's making me crazy. The hallways are under construction and it looks so bad I feel like I'm walking through a run down building. The bed is NOT comfortable it's as hard as a rock. I hate everything about this place. Don't waste a single cent unless u just want a place to keep your things.

My days in San Francisco.

Decent location but the rooms really showed their age. The beds were cheap, old, and springy. The room was clean but the towels were so old that they were almost as thin as the sheets. We decided to check out without even showering. The windows were operable but opened onto shared balconys (there were safety locks though). The entire hotel is old and in need of renovation. It kind of reminded us of spring break hotels back in the early 90's. $138 for a small queen bed seemed kinda steep. The Wi-Fi was fast and the hotel location was good. It is very close to two cable car stops, the Powell stop goes straight to Fisherman's Wharf.

On the plus side, the staff is nice, and the location is pretty good, though Chinatown quickly gets desolate after dark. Wifi worked fine for me the whole time. The room was fine, nothing special, just a single bed looking into the center of the building. I imagine the rooms on the outside might be a bit less depressing. Pillow was a rock, I stuffed a jacket of mine into the pillowcase. The bathroom was also fine, water was hot and had good pressure, just some old ugly pink tiles. The reason they get a 2 star instead of 3: 1. The lobby smells. It didnt bother me too much in the begining, but after a few nights I did not like walking into the place 2. The elevator does things elevators should not do. When it stops it makes two abrupt jerky motions. I would be fine taking the steps instead but for security you can only take the steps down, you cant use the steps to go up to the rooms. Sketchy elevators are not cool. 3. The pillows were rocks. You can get a better pillow for $5 at Ikea. 4. The TV receiption was bad, very fuzzy grainy stuff. Not that you want to hang out, but if you are there, a little TV cant hurt.

Nice for the price. Good local. Manager said remodel next year. Will stay again.

Stayed here many times in the early 80s when I had very little money and still labored under the foolish belief that San Francisco was a city worth visiting. I see it is considered to be a "boutique" hotel now, but back in the day it was just old and comfortable. And far and away the cheapest hotel in San Francisco that wasn't a flophouse or hostel. On one of my visits I was laying on top of the still-made bed, catching a little rest after the long drive up from Los Angeles when someone from the hotel unlocked the door and walked in with a couple of (prospective? ) hotel guests in tow. I sat up and said something along the lines of, "What the fuck? " and they left. The hotel employee didn't say, "Oh! Sorry, " or "Excuse me, " they just left, like I was an inconvenience or a squatter they didn't want to have a run-in with. Which is fine, I should have put the latch on the door. But another time I was in Oakland with a friend, and we needed a place to stay for the night before driving back to Los Angeles the next morning. He wanted to stay in San Francisco, since he'd never been there, so I said, "Ah, I know a place! " I called from a pay phone to ask them to hold a room, and they said there was no need, they had plenty of empty rooms. So we rolled up, found somewhere to park (a feat in itself) and walked in. "Oh, sorry, " they said, "no rooms! All full up! " Did I mention my friend was black? And both of us sporting dreadlocks?

The very definition of a new frills hotel. This is in the first block of Chinatown, so the location is great. The staff at the front desk was super friendly. The rooms won't win any awards, but it's a place to lay your head. The beds weren't super comfortable, but clean. The shower heads are super short. I'm 5'7" and had to duck slightly to get under them. A very key factor here is noise. Grant Ave is loud at all hours. I would recommend that you do as I did and bring earplugs (which I did based on other reviews). This was immensely key for be being able to sleep. If you're just looking for a place in cheap place in DT SF that is no frills, this is the spot for you. I was using this as just a place to sleep DT before a race in the morning.
